Three fronts deserve immediate attention: <strong>digital borders<\/strong> (EES\/ETIAS), <strong>investment residency programs<\/strong> (changes in Spain, Greece and Portugal) and <strong>evolution of the long-term residence regulatory framework<\/strong>.<\/p>\n\n\n\n<p><strong>1) Digital borders: EES on October 12, 2025; ETIAS at the end of 2026<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"translation-block\">The <strong>Entry\/Exit System (EES)<\/strong> will come into operation <strong>on October 12, 2025<\/strong>, replacing manual stamping with biometric collection and automatic registration of entries\/exits of third country nationals (such as Brazilians). Progressive implementation until April 2026.<\/li>\n\n\n\n<li>O <strong>ETIAS<\/strong> (autoriza\u00e7\u00e3o eletr\u00f4nica para isentos de visto) <strong>foi adiado para o \u00faltimo trimestre de 2026<\/strong> \u2014 n\u00e3o \u00e9 necess\u00e1rio em 2025.<\/li>\n<\/ul>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\"><strong>Practical impact:<\/strong> more travel compliance (biometrics, prior checks and stay history). For executives, families and investors, it will be crucial to <strong>plan travel<\/strong> (first entry may require more time) and <strong>align moving\/residency deadlines<\/strong> to avoid inconsistencies between immigration status and business routines.<\/p>\n\n\n\n<p><strong>2) Residency by investment (RBI): reconfiguration of programs<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"translation-block\"><strong>Spain<\/strong> officially <strong>ended<\/strong> the <em>golden visa<\/em> on <strong>April 3, 2025<\/strong>, with a direct impact on routes via real estate investment. Current holders preserve their status, but <strong>new entries per property are no longer possible<\/strong>.<\/li>\n\n\n\n<li class=\"translation-block\"><strong>Greece<\/strong> raised <strong>real estate investment minimums<\/strong> to <strong>\u20ac800,000<\/strong> in areas of high demand (e.g.: Athens, Thessaloniki, islands such as Mykonos\/Santorini) and <strong>\u20ac400,000<\/strong> in the rest of the country; exceptions of <strong>\u20ac250 thousand<\/strong> for specific restoration\/conversion. Effective from 1st September. 2024, with consolidations in 2025.<\/li>\n\n\n\n<li class=\"translation-block\"><strong>Portugal<\/strong> maintained the program, but <strong>prohibited the real estate route<\/strong> (since 2023). Alternatives remain such as <strong>regulated funds (of \u20ac500 thousand)<\/strong>, <strong>job creation<\/strong> and <strong>cultural investment<\/strong> (e.g. donation of \u20ac250 thousand), which remain relevant in 2025.<\/li>\n<\/ul>\n\n\n\n<p><\/p>\n\n\n\n<p class=\"translation-block\"><strong>Practical impact:<\/strong> investors need to <strong>replace real estate theses with regulated financial vehicles, job creation or cultural projects<\/strong>; <em>due diligence<\/em> becomes decisive (managers\/funds, AML risks, governance). In markets with higher thresholds (Greece), <strong>equity\/VC models<\/strong> and <strong>business structures<\/strong> gain traction.<\/p>\n\n\n\n<p><strong>3) Long-term residence in the EU: evolving framework<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"translation-block\">The review of the <strong>Long-Term Residents Directive<\/strong> has not progressed uniformly; Member States continue to adjust national regimes.
